Flip House on Sixth

We went shopping this weekend and found some great bargains for the house. We got a stainless flattop electric stove for $398 and a fridge for $478. We found some beautiful glass mosaic tiles for the backsplash for $3/sq ft... which is super duper cheap! So the kitchen is just about done as far as "planning" goes. Now we just have to execute it. The living room has paneling over plaster.. I was just going to paint it all, but have decided to sheetrock instead. Lots more work, but much much nicer finished product. Our biggest dilemma is the bathroom. It's so tiny, and configured so poorly. We looked for a shorter tub this weekend and much to our surprise they are almost twice as much in price as the 60" ones. How stupid is that?? I'm not sure how we will proceed, but I'll keep you up to date as we move forward. Until then....

New Flip

We signed the papers yesterday, so it's official. We bought another house. It's a 3 bedroom (if you can call them bedrooms) 1 bath house. It was horribly neglected and needs much TLC, elbow grease, bleach and other help too numerous to mention here. As always, I'll keep any of you that are even mildly interested abreast of the progress.

We are leaving for the holiday weekend, so we won't get much done in the next couple of days, but Michael is heading over this morning to put some heat on and do some preliminary cleaning. He's so sweet. He knows I have trouble with bodily fluids, so he'll remove that before I have to go in there. Some of it is spider and bug shit... and some might be human! Yikes!

My plan is to do the kitchen in white and granny apple green... we'll see if that color is too overpowering though. The dining area I'm thinking a blue/green/grey color and probably will use that in the living room too. I need some inspiration on a bathroom color. It's very small and very dark... so it needs to be jazzed up.

Upstairs, there are two bedrooms, one with a skylight. I want to stage one of the rooms as a nursery, but will stick with a neutral paint color, and the other room is the master, so I'll paint that something modern and fun. Not sure what, yet!

Photo's, color palettes, countertop and mosaic tile samples to come soon!! Stay tuned!

Update

WE think we have the bank agreeing to cleaning that basement AND ripping out the old carpet and cabinets. That will save us a good couple days of work at least, not to mention barfing.

On we go! Now to get the farm house finished before we close on the new one....

We have GOT to be crazy!

Well, we went to look at the new flip house last night and we ARE going to make an offer on it. It's got a lot of potential, and not a lot of work, although more then we originally anticipated. It needs a new roof and furnace. Otherwise it's pretty much cosmetic with a bit of demo in the bathroom.
THAT room needs to be reconfigured. It's sTuPiD the way it is.

We are going to ask the bank to hire a professional cleaning company to clean the
 basement along with our offer.

WARNING: Do not view the photos below if you have a week stomach or are eating.

The Sun Room is finally done! Carpet went in today and it smells and looks so nice now. It's going to be a great spot to relax and "sun" ourselves in the winter...

Found a potential new flip!

We got a call from our realtor yesterday and he found us an amazing deal on a house! We drove by it last night and if all the stars align, I think we are going to buy it. Sheesh, what the heck am I thinking?? We aren't even done with this one yet. What are we? Land barons or something?? But he gave me everything I asked for. No demo, not a log home, no outside repair. Just flooring, paint and cabinets. WE haven't been inside yet, but looking in the windows confirmed that the former owners were pigs. Not oink oink pigs, but people pigs. Just amazes me how some people are willing to live. Ick. So I gotta buy a new pair of gloves and a mask for this one.

Once we tour the inside, I'll post some photos. Woo Hoo!

Bedroom Bliss

Our bedroom is finally done. We got new furniture delivered, and I love it, however,  the dresser has to be sent back because it's damaged. I put it in the bedroom anyway until they send the replacement. Just didn't put the knobs on it, thus the strings hanging down. Still working upstairs, and it's not exactly going well... more on that later..

I've been lax...

It's not that we haven't been working on the house, it's that I haven't taken time to post about it. Oops!
The things that are getting done aren't dramatic or fun to take photos of though, so that's why it's been days since you've heard anything. Well, that and the fact that my beautiful little dog Murphy was killed on the road last week. I didn't really feel much like doing anything for quite a few days. I really still am in mourning for him. He was so much fun and loved to cuddle with me, and I'm really lonesome for him. I can't even type this without crying... He was one of a kind.

So now that I've talked about the hard part, the good part... I'm not working a full time job anymore, so this flipping stuff is going to go into high gear. Since we sold the lake house and are living at the "farm" we need to start looking for a flip property asap. So this is the place to watch and see some of the different possibilities. I don't think we will even tour a house until after mid October, because we are going on vacation to Florida, but after that, we'll get busy looking.

I told the realtor that I wanted something relatively easy this time. No log homes, and preferably nothing with a bunch of reconfiguration or demo. Just some painting, flooring, cabinets and tiling would be nice. But ya don't always get what you ask for...

Anyway, that's an update for now. This weekend we are starting on the upstairs so there will be lots to talk about. Until then!

Aye Carumba

To say we've been busy, would be an understatement. Not only did we sell our Lake house, have to move all of our belongings to the farm house, but we also had baby Parker over here for 4 days (with momma and daddy of course), put on a festival at work AND worked on the house day and night, night and day.
How's that for a run on sentence?

So here's the proof....
It's not 100%, but I would say in 7 days the downstairs should be D O N E!

So let's review, this is BEFORE......

The horrible bathroom
Horrible bathroom Duex!

Ugly laminate in the living room..

Dark ugly paneling AND the ugliest carpet you've ever seen!

I have to say, I'm pretty proud of us! We took a VERY ugly house, and made it into a home...
There are still many things to finish, furniture to arrange, carpet to be laid and the whole upstairs to complete, but we are well on our way. Yay!

Hurry hurry, faster faster

Before

Murphy "helping"

After
Oh good golly... we need to crank up this remodel into high gear. A LOT has been accomplished but there is so much yet to be done.

This weekend we are putting in the wood floor, up to the dining area. There are some issues with the floor in the dining room that need to be addressed (two different heights for one) and we aren't exactly sure what to do with that. But the wood floor is beautiful, and I'll get some photo's up soon.

We are having a washer and dryer delivered here next Sunday, so we can finally quit driving to the Lake house to do our laundry. That's a big deal for me!! We also are changing which bedroom we are in and trying to decide what furniture to put where. We have a big cream behemoth leather couch that I adore, but I'm not sure if it'll fit into the living room here or not. No doubt it will take up the majority of the space, but the way we live, when not working, is in a reclining position on said couch. So who needs floor space?

We've decided to make only one room a guest room. That's another story all together, but suffice it to say.. I don't think we will have multiple guests over too often, so we decided not to have a bunch of empty guest rooms here... The lake house had 3 bedrooms that we  rarely used. Christmas and Thanksgiving. So if our whole family comes once in a great while, they will have to sleep on the behemoth leather couch! HA!

This and that...

Whew! Yesterday we spent the day with Parker (yay) and had some professional newborn photo's taken, so no work on the house, AGAIN! But today we are going to kick butt. We ordered some white wood blind for the living/dining room and they look really nice. We also placed the countertops but they still need to be fastened and a hole for the kitchen sink needs to be cut. Somehow we lost the template or it was never sent... so we have to wing it. Yikes!

More to come....

Finished!! Well, we need to grout, but we are t i r e d!

Parker Larsen, You aren't helping this flipping process at all! ;-)

Parker Michael Larsen was born on July 17th at 6:44 p.m. and I haven't gotten a thing done since! I just stare at my computer screen at pictures of you. You are so beautiful! And a wee bit grumpy looking here...

So, we are going to have a photographer take your newborn photos this weekend AND we are going to install the kitchen countertops, mosaic backsplash,  sink, and hopefully dishwasher. That will make Grandma's life a lot easier, and it will give us a place to give you your bath when you're visiting, which I hope is often!

So watch for some photo's of the completed kitchen and perhaps a few of Parker. I know, but I can't help myself ok???

Some before and after...

I thought I'd just put up some of the before and after photo's thus far. The afters aren't even at completion, but there is a big difference....
